Allowing your house slip into foreclosure is probably the absolute last thing that you want to let happen. If you are facing foreclosure, it means that you have some serious personal financial issues that need desperate attention. If you have defaulted on your mortgage and you are facing foreclosure, here are just some of your options:
- Get your mortgage back on track by catching up on the payments and paying off the fees.
- If you went through a financial emergency and just didn’t have the cash to make the last few payments, take a look at some of the short term cash options such as a payday advance or person to person lending. Just remember that by taking out one of these loans, you are increasing your monthly financial burden and you will eventually have to pay it back.
- Negotiate forbearance with your lender. If you had some financial emergency or lost your job, your lender might be willing to make a deal with you to restructure your payments to keep you in the mortgage. The lender would much rather see you keep your mortgage then have to foreclose on you.
- Ask a family member to spot you some cash. I know you may feel embarrassed, but just think of how embarrassed you would feel if you didn’t ask for help and ended up losing your house. If you lose your house, I bet your family would be thinking “why didn’t you ask me to help you out”!
- Refinance your mortgage to something more affordable. This makes sense if you are in an adjustable-rate mortgage and your payments just increased to an unaffordable level. However, refinancing is often times very difficult since nobody wants to lend to you when you are facing foreclosure. It may be too late for this advice, but try and predict your missed payments long before they happen. If you know your payment will skyrocket, look at your refinancing options before you start missing payments.
- Sell your home before it is foreclosed on. When you start missing payments and the foreclosure process is initiated, it is a matter of public record. Anybody who wants to know about it will know about it. Chances are that you are getting plenty of letters or calls from investors interested in purchasing your house. Several may be there to help you, but there are plenty that are just trying to take your home for a bargain price. Don’t just talk to one, make you talk to several. Also be sure to talk to your real estate agent before doing anything; they might have some advice that can help you.
- Do nothing and lose your house. If you do nothing, your house will be sold at auction and you typically lose most, if not all, of your equity. Your credit will suffer because you will have a foreclosure on your credit history for the next 7 years. You will soon be evicted from your house and you will have to find a new place to live. Obviously this is the worst thing to do (or not do).
